Selling This Winter? Start With September's Numbers

If you're wondering whether to put your home on the market before the holidays or wait for spring, the question underneath is usually simple. Will buyers show up, and what will they pay? The latest local numbers give a pretty good answer, and it's a little different depending on which side of the Bay you're on.
Mobile: more homes sold, prices holding
The Alabama Center for Real Estate's September figures for the Mobile area came out on October 29.
- Homes sold: 378, up 11.2% from September 2025
- Median sale price: $249,000, up 1.6%
- Days on market: 57, up 3.4%
- Active listings: 1,340, down 2.8%
- Months of supply: about 3.5 (my math, active listings divided by September sales)

Baldwin: fewer sales, firmer prices
Baldwin REALTORS reports its traditional residential market apart from the beach resort area. These are the traditional numbers.
- Homes sold: 482, down from 585 in September 2025
- Average sale price: $422,269, up from $395,525
- Average days on market: 67, five days faster than a year ago
- New listings: 604, down from 743
- Redfin's county-wide median sale price for the three months through September: $394,891, up 6.7%
Sources: Baldwin REALTORS MLS, September 2026, published by Gulf Coast Media on October 16; Redfin, Baldwin County, September 2026. Neither September report included a months of supply or total inventory figure for Baldwin.
How that compares with the country
For comparison, the National Association of REALTORS put the September national median at $417,500 (up 1.3%), with 4.8 months of supply and a median of 33 days on market. NAR also reported on October 20 that pending sales nationally fell 7.3% in September, which its chief economist tied to fast-rising mortgage rates.
Mobile's 11.2% jump in sales stands out against a national sales pace that was down 2.2% from a year earlier. Homes on both sides of the Bay are still taking longer to sell than the national median, so plan accordingly.
What this means if you're selling
- Buyers are paying close to list. Redfin's September data puts the typical sale at 96.9% of list price in the city of Mobile and 96.5% in Baldwin County. I'd much rather price right at the start than leave a lot of room and wait for a market repositioning in January.
- Give yourself about two months. With averages of 57 to 67 days on market, build your moving plans around that timeline.
- There's less competition in Baldwin. New listings dropped by about a fifth from last September. A well-prepared home has fewer neighbors to compete with for attention.
- Rates helped a little in late October. Freddie Mac's 30-year average fell to 7.24% on October 29. Offering help with a buyer's closing costs or a rate buydown can widen your pool of buyers, and it can sometimes do more than an equal cut in price.
If Hurricane Isaias touched your roof or your yard, get your paperwork together before you list. This post on what buyers will ask after Isaias walks through it.
Every home and street is a little different from these averages. If you'd like to see where yours fits, set up a Home Strategy Consultation with Perch & Oak Property Group and Keller Williams Mobile. We'll look at what has sold near you and talk honestly about timing, with no pressure to list until you're ready.
