Two Counties, Two Different Markets
By Leslie Davis
For SellersMarket
Every seller who sits down with our team at Perch & Oak this month asks some version of the same question: is it still a good time to sell? The honest answer is simple. It depends which side of the Bay you're standing on.
Mobile County
- Median days on market: 32, down from 39 a year ago
- Median sale price: $229,875, up 3.3% year over year
Baldwin County
- Days on market: 67 to 81, depending on the area
- Resort-area prices vs. last year: down 7%
- Eastern Shore appreciation: up 13.5%
- Inventory: higher than recent years
Mobile is moving with its feet under it. Homes are selling faster than they were twelve months ago, and prices are still inching upward. Not a boom, but a market with genuine footing.
Baldwin County is a more layered story. Traditional homes are taking longer to sell than they did a year or two ago, resort-area prices have eased back from their post-pandemic highs, and there's simply more competition on the shelf. The Eastern Shore is the exception: still hot, still appreciating, buyers still showing up.
This isn't one market. It's four or five, all wearing the same county name.
So when someone asks us "is it a good time to sell," we tell them the truth: that's the wrong question. The right one is is it a good time to sell my house, on my street, at this price, and for most sellers, with the right strategy, the answer is still yes.
If you're trying to figure out where your specific home falls in all this, that's exactly what a Home Strategy Consultation is for. Our team at Perch & Oak will walk your street, your comps, and your timeline with you. No pressure, just clarity.
Be Home.
