The Number Everyone's Watching This Week

This week, both sides of a closing table are quietly watching the same piece of news: Wednesday's inflation report. It won't make headlines at the dinner table, but it will move mortgage rates, and mortgage rates move everything downstream of them.
- 30-year fixed: 7.42%
- 15-year fixed: 6.74%
- 52-week low: 5.90%
- 52-week high: 7.46%
Rates are sitting just four basis points under their own 30-day high, well above where they were back in February. Wednesday's report could nudge them either direction: a cooler inflation reading could ease the 30-year back toward roughly 7.24%, while a hotter one could push it back above its recent high.
For buyers
If you're closing within the next month or so, this is the week loan officers mean when they talk about "locking." A quarter point might not sound like much until you watch it move your monthly payment by real dollars. It's worth getting quotes from a couple of lenders before Wednesday rather than after. Lender pricing moves the number nearly as much as the headline rate does, and nobody can promise you which way Wednesday goes.
For sellers
Your buyers are watching this same number, whether they say so or not. A rate move changes what a buyer can comfortably offer, and that shows up fastest at the lower end of your price range, where every dollar of payment matters more. If showings feel a little quieter this week, this is very likely why, and it says nothing about your house.
One Wednesday morning number, two very different phone calls.
Worth remembering: nobody, including our team at Perch & Oak, can tell you with certainty which way Wednesday's report will move rates. The useful move isn't predicting it, it's having a plan for either outcome before it lands.
Whichever side of the table you're on this week, a short conversation beats a guess. Let's look at what Wednesday's number would actually mean for your specific plan with our team at Perch & Oak, whether you're buying, selling, or both.
