What the October 14 Report Actually Said
By Leslie Davis

Last weekend our team at Perch & Oak said both sides of the closing table were watching one number this week. On October 14 it came out, and it ran hotter than expected.
What the report said
- Consumer prices: up 3.7% from a year ago, above the 3.6% economists expected and up from 3.4% the month before
- Core prices, which leave out food and energy: up 2.6%, above the 2.5% forecast
- The biggest driver: energy. Gasoline alone made up more than half of the monthly increase
What it did to mortgage rates
Rates jumped about a tenth of a point within hours of the release, then drifted back down by the end of the day. The 30-year fixed is sitting right around 7.4%, near the top of its range for the year, but it didn't break out.
Hot report, steady rates. For now.
The bigger story is what comes next. Before the report, markets put roughly a 1 in 5 chance on the Federal Reserve raising rates again at its October 27 and 28 meeting. After it, closer to 1 in 2. A wholesale price report on October 15 also came in hot, which doesn't help.
For buyers
If you're under contract and closing in the next few weeks, our team at Perch & Oak would rather see you locked than hoping. Waiting until after the October 28 decision is a bet on the Fed, and this week's numbers didn't make that bet look any better. Either way, get quotes from at least two lenders. The difference between lenders can be bigger than a week of market movement.
If you're still shopping, don't let one report stall you. At 7.4%, what moves your monthly payment most is the price you pay, the help you qualify for (see The Down Payment Help Nobody Mentions), and what a seller is willing to put toward your closing costs.
For sellers
Your buyers just heard that rates aren't coming down soon. That's not a reason to panic. It's a reason to price for the buyer you actually have. With rates above 7%, a closing cost credit or a rate buydown often goes further for a buyer than the same dollars off the price, which is the whole idea behind Price It Right, Or Watch It Sit.
At Perch & Oak, we'll be watching the October 28 decision and will post what it means for Mobile and Baldwin County that same week. Whichever side of the table you're on, a Home Strategy Consultation turns these headlines into your actual numbers.
